Instagram for real estate agents

Instagram for real estate agents,
one listing at a time

Instagram is the network that rewards a whole property rather than one photo of it. A carousel gives every room its own slide and every swipe another second on your post — and AI HomeDesign cuts the whole thing, captions and hashtags included, from the listing photos you already have.

  • 4:5, the ratio Instagram gives most space
  • Captions and hashtags included
  • Reels and Stories from the same upload

Every Instagram format

The same listing, sized for every slot

One upload produces the whole set: 4:5 for the feed, 9:16 for Reels and Stories, and a print-ready flyer for the open house table.

Real estate hashtags

Hashtags do less than they used to, and that changes what to use

Instagram now reads the caption and the image, not just the tags. Thirty generic hashtags no longer buy reach, and they make a listing post look like spam. Five to ten specific ones still help the right people find you.

Location, not category

#WakeForestNC and #WakeForestRealEstate reach people who might actually buy. #RealEstate reaches nobody in particular.

#wakeforestnc#wakeforestrealestate#triangleNC

The announcement

One tag that says what this post is. It sets expectations before anyone reads the caption.

#justlisted#openhouse#justsold

The property

What kind of home it is, in the words buyers use rather than the words the MLS uses.

#ranchhome#firsttimehomebuyer#newconstruction

Skip the reach-bait

#Luxury, #DreamHome and #Realtor pull in other agents and bots. Engagement from people who will never buy in your market actively hurts the post.

Real estate Instagram posts

A carousel is nine chances to lose someone

Every slide is a decision to keep swiping. One empty room or one flat photo in the middle is where people stop. Drag any handle — these are real AI HomeDesign edits.

Dark accent wall, dining table under it

A dark accent wall photographs flat in an empty room. With a table under it, the colour reads as a feature instead of a problem.

Removal is also how you get to a clean slate before restaging — the tenant’s furniture comes out, then the staging goes in.

A bare bedroom is a rectangle. A bed, two lamps and a bench tell a buyer it is the primary suite, and roughly how big.

What agents ask about carousels and captions

How many slides should a real estate carousel have?

Eight to ten. Slide one is the exterior or the best room with the price, the middle walks the house in the order a buyer would see it, and the last slide is your contact card. Past ten, swipe-through falls off.

What size should an Instagram post be for a listing?

1080 × 1350 pixels — 4:5 portrait. It is the tallest ratio Instagram allows in the feed. Every carousel slide has to be the same ratio. Reels and Stories are 1080 × 1920.

How many hashtags should a realtor use?

Five to ten, and specific. Location plus one announcement tag plus one property-type tag is the whole formula.

Can I post virtually staged photos on Instagram?

Yes, and you should disclose it. AI HomeDesign adds the label by default, so the same file is safe on the feed and in the listing.

What should the caption say?

The first line has to carry the announcement and the street, because Instagram clamps the caption after about two lines. Then the three numbers, one detail the photos cannot show, the price, and one ask.

Should I post carousels or Reels?

Both, for different jobs. Carousels convert people who already follow you. Reels reach people who do not. One listing upload produces both. See the vertical video page.
